Residential Evaluation Report (RER)
Universal provides customized Evaluation Products (Exterior & Interior) that our lender partners utilize for their Consumer Equity/Portfolio Review processes in lieu of 1004/1073/1025 and 2055 Ext Appraisals in their Consumer Equity process. These Evaluations follow Federal and State guidance on the completion of Evaluations with respect to field inspections and report completion. This product has cost savings of 25-40% from the Federal Form Appraisals. Typical turn time is 2-3 working days for Exteriors and 4-5 working days for Interiors.
Commercial Evaluation Report (CER)
This report provides a cost-effective solution to the traditional Commercial Narrative, often saving the lender hundreds or even thousands of dollars. The Inspection and Evaluation of a Commercial Property contains three (3) comparables, tax assessment and equalization rate analysis, applicable narrative, and an Estimated Value Opinion. The typical turn time is 3-4 working days. An evaluation with an income approach is also available for Income Producing properties.
