PDR / Value Acceptance+ Report

Fannie Mae and Freddie Mac’s new Property Data Report (PDR) and Value Acceptance Plus (VA) Property Data options allow lenders to obtain a property value without a traditional appraisal.  Value Acceptance is formerly known as Appraisal Waivers. This option requires third-party property data collectors to capture standardized property data, including images and floor plans, using Fannie Mae’s Property Data API.  It should be noted that not all loans will qualify for value acceptance.  Lenders will need to determine which ones are appropriate for their loans. Universal ensures its adherence to the Fannie Mae Selling Guide last updated on 3/1/2023 and our solution is 100% compliant for both GSEs!

Universal is optimally prepared to provide any upgrade to a hybrid, desktop or any other appraisal form needed in a streamlined and compliant format – see the list of available products under our Residential Services tab. All of this is available through your current dynamic integration with Universal or our ValuTrac Platform:

The Universal Cascade of Products Insures Your Process

  • Traditional Appraisal (1004)The subject’s physical inspection, market research, and report completed by a licensed appraiser.

  • PDR/ VA+Property Data Report / Value Acceptance + is a limited condition form with the inspection being completed by a trained vendor who is NOT always an appraiser. PDR includes photos and a digital floor plan completed by the vendor. Digital market information is sent to the lender directly for the subject. This form requires an appraiser waiver by the lender, and it is solely the Lender’s decision to utilize the report in lieu of a traditional appraisal.

  • DESKTOP Appraisals (1004/70)A report completed by a licensed appraiser WITHOUT a physical inspection. The appraiser relies on secondary data sources such as MLS, data aggregators, public records, online sources, or any other reliable sources.

  • HYBRID Appraisals (1004/70)Otherwise known as a “bifurcated” or an “enhanced desktop” appraisal is a two-part report. Inspection through a third party is allowed. Photos and a digital floor plan are collected and sent to a licensed appraiser. The appraiser then takes that data and completes the market research and report. The appraiser DOES NOT always complete the physical inspection themselves.
