Residential Appraisals

  • All FHA Form AppraisalsAny form appraisal adhering to the guidelines of the Federal Housing Administration (FHA) and used specifically for FHA loan requirements.

  • FNMA 1004 Single FamilyThe subject’s physical inspection, market research, and report completed by a licensed appraiser.

  • FNMA Multi FamilyThis form is to be used with properties consisting of 2-4 units, the subject’s physical inspection, market research, and report completed by a licensed appraiser. This form would also include necessary rental data such as the 1007 Rent Schedule and 216 Operating Income Statement.

  • All Exterior Drive By’sLimited condition form appraisals using an exterior inspection from the street only combines with MLS and public records data.

  • FNMA Condo FormThe subject’s physical inspection, market research, and report completed by a single licensed appraiser. This form includes information specific to the subject’s condo associate, fee, budget, and amenities.

  • DESKTOP Appraisals (1004/70)A report completed by a licensed appraiser WITHOUT a physical inspection. The appraiser relies on secondary data sources such as MLS, data aggregators, public records, online sources, or any other reliable sources.

  • HYBRID Appraisals (100/70)Otherwise known as a “bifurcated” or an “enhanced desktop” appraisal is a two-part report. Inspection through a third party is allowed. Photos and a digital floor plan are collected and sent to a licensed appraiser. The appraiser then takes that data and completes the market research and report. The appraiser DOES NOT always complete the physical inspection themselves.

  • REO Appraisals

  • Property Assessment Report (PAR)An Internal Evaluation that provides an Equalization Value based on the subject’s current tax assessment and town/county equalization rate. This product also provides a list of open mortgages to verify lien positions. Standard use is for Portfolio reviews and renewals.

  • PDR/Value Acceptance+Property Data Report / Value Acceptance + is a limited condition form with the inspection being completed by a trained vendor who is NOT always an appraiser. PDR includes photos and a digital floor plan completed by the vendor. Digital market information is sent to the lender directly for the subject. This form requires an appraiser waiver by the lender, and it is solely the Lender’s decision to utilize the report in lieu of a traditional appraisal.

  • Tax Equalization Report (TER)A limited Exterior Evaluation that provides an Equalization Value, as well as characteristics of the subject property and neighborhood influences. Three (3) photos of the subject property are also included. Standard use is for Portfolio reviews, renewals, and some new originations

  • Property Plus Report (PPR)A limited Exterior Evaluation that provides a property condition report, as well as characteristics of the subject property and neighborhood influences. The exterior field inspection and reporting on property, as well as three (3) photos of the subject property are also included. Standard use is for Portfolio reviews, renewals, and some new originations. This is often paired with our AVM services.
